Kings Victorian Inn Bed and Breakfast offers a wide range of lodging options from romantic, well appointed rooms in the historic main house to the secluded "Honeymoon Suite" in the converted Ice House as well as four nearby getaways at the Cascades, Canary, Boxwood and Julie's Cottages. Photos, descriptions and rates are outlined below or you may click on one of the following choices to take you directly to your preference. A deposit of one half of each night's stay confirms your reservation and will be credited toward the balance of your total charges. Deposits will be refunded if notice of cancellation is received two weeks in advance of your scheduled visit. There is a $25.00 cancellation fee. Personal checks and travelers checks are welcome, credit cards are not accepted. Virginia tax (5%) and local lodging tax (4%) are applicable to all rates.

heated by radiators in winter and cooled in summer with window A/C.

an ice house built
around 1899, this unique building was converted into a two room cozy cottage
which features a deck, downstairs living area and efficiency kitchen. A gas
fireplace, sofa, wing back chair and mahogany table for two. It features hardwood
floors, satellite TV and telephone. Upstairs you'll find a queen size bed with
upholstered headboard, a shower bath and a neat balcony out from bedroom to have
your coffee. You'll really enjoy the beautiful, seasonal, window flower boxes.

Upstairs
you'll discover a large foyer and four luxurious bedrooms; two with queen size
beds, one with a full size bed, and another with two twin bed. The upstairs
bedrooms share a bathroom with tub/shower.
Breakfast
is not included in the Boxwood Cottage rate. It's more of a serve yourself style
getaway. The good news is that the grocery store is within walking distance.

Church and the famous Cascade Inn on US Route 220 south. Situated on one acre of
rolling lawn and surrounded by large, old boxwoods, this romantic getaway

There are two separate units in the cottage, Unit #11 and Unit #12.
Unit #11 consists of two bedrooms upstairs, one with a
full size bed and other with two twins. The first floor has a fully equipped
kitchen with dishwasher, living room, dining room and eat-in kitchen. There is
also a full bath with tub with shower. Cable TV, telephone and gas fireplace are
available in the living room. Hardwood floors throughout; all bedrooms have

Julie's Cottage is located just a few minutes south of Hot Springs just off Route 220 (Sam Snead Hwy) on Forestry Road. It sleeps up to six guests in three bedrooms (one on first floor, two on second) and offers one full bath on the main level. The quaint cottage features a living room, formal dining room, remodeled kitchen, a great full width front porch and a spacious stone patio with hot tub at the rear. It is convenient to all Hot Springs attractions including restaurants, shopping, The Homestead Resort and a variety of churches. $159.00-$350.00 per night.
